HVAC Maintenance Plans in Liberty Lake
A maintenance plan puts your furnace and AC on a schedule. We tune them up before the season they work hardest. We tell you what is wearing out, so you can budget for repairs or replacement months ahead instead of the night something quits.
What a plan does for your home
Most heating and cooling breakdowns start small. A weak capacitor. A dirty flame sensor. A clogged condensate line. Caught at a tune-up, each one is a short fix. Missed, it tends to show up on the coldest night in January or the first hot week in July.
Plans start at $14.99 a month. For that you get your seasonal tune-ups, a lower rate on any repair and a place near the front of the line when you need us. Each visit ends with written notes on how your equipment is holding up and a warning when a part is close to done. That way you decide when to spend the money, not the equipment.
If something fails between visits, plan members move up the schedule. We also pick up the phone 24/7 for emergency HVAC repair, with no emergency or after-hours fees.
What each tune-up covers
- Furnace safety check
- We inspect the burners, flame sensor and igniter, and look over the heat exchanger for cracks. We test for carbon monoxide at the furnace and make sure the flue is drafting the way it should.
- AC and heat pump coil service
- We rinse the outdoor coil, check refrigerant pressures and measure the temperature drop across the indoor coil. Summer dust and cottonwood fluff pack into outdoor coils fast. A dirty coil makes the compressor work harder and run longer.
- Electrical parts tested, not eyeballed
- Capacitors, contactors and wiring get checked with a meter. A capacitor reading low is one of the most common reasons an AC won't start, and it costs far less to swap on a scheduled visit than on a breakdown call.
- Drains and filters
- We clear the condensate line and check the drain pan so water doesn't back up into your home. We check the filter and show you the size to keep on hand.
- Thermostat and safety controls
- We confirm the thermostat calls for heat and cooling correctly. We also test the safety switches that shut the system off when something is wrong.
- A written condition report
- You get notes on what we found, photos of anything worn, and a straight answer on what can wait and what can't. No surprise list of add-ons.
Signs your system is due for a plan
Bills creeping up
If heating or cooling costs keep rising and nothing changed in how you use the system, it is likely losing efficiency to dirt or worn parts.
Your last tune-up is a guess
If you can't remember when someone last looked at the furnace or AC, it's overdue.
Short cycling or uneven rooms
A system that runs in short bursts, or leaves some rooms warmer than others, often has an airflow or control problem. A tune-up is where we find it.
Equipment past about 10 years
Older furnaces and air conditioners wear faster. Regular checks give you time to plan a replacement instead of buying one in a rush.
New noises or smells
Squealing, rattling, or a burning smell that doesn't fade after the first few minutes of heat deserves a look before it turns into a repair.
What affects the cost of a plan
Plans are billed monthly so the cost stays predictable. What you pay depends on how much equipment we look after and what kind it is. We'll go over the options by phone and give you a free quote before you sign up.
Number of systems
A furnace with one AC is the simplest setup. A second furnace, a heat pump with backup heat, or several mini-split heads adds time to every visit.
Type of equipment
Heat pumps and ductless mini-splits run year-round. We check them in both heating and cooling mode, which takes longer than a furnace-only visit.
Age and condition
Older equipment usually needs more cleaning and closer testing. It also tends to turn up more repairs, which is exactly why a plan helps you see them coming.
Parts and repairs
Tune-ups are part of the plan. Parts and repairs are quoted separately with your member discount, and nothing gets done until you say yes.
How a plan visit goes
- 1
Sign up and schedule
When you sign up by phone, we note the equipment you have and set your first visit. Ahead of each season we reach out to book the next one, so you don't have to remember.
- 2
Arrival and a quick talk
The tech asks what you've noticed since the last visit, then gets to work. We wear boot covers inside and put a drop cloth down at the furnace.
- 3
Clean, measure, test
Most visits take about an hour per system. We write down the readings each time so we can compare them visit to visit and spot a part that is slipping.
- 4
Review and plan ahead
Before we leave, we go over what we found. If a repair is needed, you get a written quote before any work begins, with your plan discount applied. If it can wait, we note it so you can budget for it.

What people ask before signing up
My furnace and AC are only a few years old. Do I still need regular tune-ups?
In most cases it pays off. Newer equipment holds its efficiency longer when the coils stay clean and the drain stays clear. A lot of manufacturer warranties also want proof of yearly service, so read through your paperwork. The notes we leave after each visit give you that record.
What happens if I need a repair between visits?
Call us. Plan members get priority scheduling and a discount on the repair. The diagnostic fee is credited toward the repair, and you see a written quote before we start.
Do you change the filter?
We check it every visit and replace it if you have one on hand. Most homes need a new filter every one to three months, more often with pets or during smoky summer weeks. We'll show you the right size so you can keep a few in the garage.
Do plans cover heat pumps and mini-splits?
Yes. We service furnaces, central air, heat pumps and ductless mini-splits. Heat pumps get checked in heating and cooling mode, including the defrost cycle that keeps the outdoor coil from icing up in winter.
When is the best time to start?
Any time of year. Sign up in late summer and we start with the furnace so it's ready for the first cold snap. Sign up in spring and we start with the AC. Booking ahead of the busy season gets you the visit times that suit you.
